Residential renovation · Grand Cayman
A full renovation of a four-bedroom oceanfront residence at Prospect Point.
South Sound Coastal Residence is a four-bedroom, four-and-a-half-bathroom oceanfront residence at Prospect Point, a private home for a father and his three sons, designed to grow with the family and hold up to the way they actually use it.
KEMPA Design led the project from spatial planning through final styling. The brief asked for a relaxed coastal home that performed for both quiet weeknights and full-house gatherings, with a separate entertainment floor, a properly equipped outdoor lounge, and a master suite that felt set apart from family life.
The work involved a full second-floor gut renovation, a ground-floor refresh, a complete redesign of the outdoor space, and the addition of a fourth bedroom. Every layout, material, fitting, and finish was reconsidered from the studs out.

“The brief was a family home that worked for three boys and held its own when twenty people walked through the door. We started with the layout, not the finishes.”
01
Ground floor
Entry, kitchen, dining, and utility are the spaces that hold the rhythm of daily family life.
A sculptural spiral staircase anchors the new entry, a cascading light installation, and a hanging swing seat that frames the view of the water beyond.
The stairs were rebuilt from a standard run into a curved feature, with concealed cove lighting at the base and timber treads that tie the entry to the warm wood detailing carried through the home.
The kitchen pairs warm oak cabinetry with a travertine island and integrated stone backsplash, with concealed appliances kept flush to the cabinetry line so the space reads as architecture, not as a kitchen.
A woven pendant softens the volume above the island. Lower-profile cabinetry runs the length of the window wall to keep sightlines to the water clear.
A live-edge timber dining table sits beneath a large rattan pendant, generous enough for daily meals, with a coffee bar tucked behind that doubles as a serving station when entertaining.
Boucle dining chairs were chosen for comfort over the long meal, with rounded forms that soften the geometry of the table.
02
Outdoor living
The home opens onto the ocean.
The outdoor space had to perform as a second living room.
The pool was reshaped with a new tile and integrated spa, and the patio extended to accommodate proper lounging. Sun beds, cabanas, and a daybed cluster at the seawall for evening gatherings.
A portion of the existing seawall was modified to bring the patio closer to the water and improve the line of sight from inside the home.
A new freestanding pergola defines the covered outdoor lounge, bi-folding doors connect it directly to the interior, so the line between inside and outside dissolves when the weather allows.
The space includes a full outdoor kitchen with bar seating, a sectional lounge, and an integrated pizza oven set into the side wall.
03
The boys' floor
Two bedrooms, each with its own ensuite.
Designed to hold up as the boys grow into them.
A textured headboard, soft wall panelling, and an ocean-facing window set the tone. The colour palette stays restrained, bouclé, oak, and warm whites, so the room scales gracefully from boy to teenager to young adult.
The second bedroom carries the same architectural language as the first, with a deeper-toned rug and a rattan-shade sconce that introduces a slightly more lived-in mood.
04
The master suite
Set apart from the family bedrooms.
Quieter palette. Closer to the water.
The bed sits on a floating oak base, lifted by recessed cove lighting that runs the perimeter of the floor and ceiling. A textured headboard, integrated nightstand, and full-height curtains keep the room quiet, so the ocean is doing the work.
The brief was a room that felt like a reset at the end of every day. Less is more, when the view is this much.
Travertine throughout, with a sculptural stone bathtub positioned at the window line, dual rain showers, and brass fittings. A full-length cove of warm light wraps the wall, so the room reads beautifully at sunset.
Plumbing was relocated and the entire wet area was re-waterproofed with KerdiBoard, finished to a Level 5 finish on all walls and ceilings.
05
Third floor: The entertainment level
A dedicated floor for the games, the bar, the memorabilia, and the long evenings with friends.
A full bar runs the wall opposite a custom air hockey table, with display cabinetry for trophies and a gallery wall for the client’s sports memorabilia collection. Wicker pendants, leather barstools, and a vaulted timber ceiling with cove lighting frame the space.
The flex space connects to the games room and overlooks the ocean, a deep, generous sofa, a feature stone TV wall, and a quiet gym corner that disappears into the architecture when not in use.
The vaulted timber ceiling continues across the full floor, anchoring the room as one continuous entertainment space.
What this project actually involved.
Spatial planning & design
Full layout redesign of the second floor, including the addition of a fourth bedroom, bathroom relocations, and reconfiguration of circulation across all three floors.
Demolition
Full strip-out of second-floor partitions, flooring, wall tile, trims, doors, light fixtures, and bathroom fixtures. Existing pergola, pool decking, patio flooring, and a portion of the seawall removed.
Framing & build-out
New partition walls, QuietRock acoustic drywall throughout, KerdiBoard waterproofing in wet areas, Level 5 finish to all walls and ceilings. New freestanding pergola, second-floor patio, and exterior walkway cover.
Finishes
New flooring throughout. New wall treatments to second floor and façade. Trim, interior doors, and bi-folding exterior doors. Full paint package, ceilings, trims, doors, walls, millwork, and façade.
Mechanical, electrical & plumbing
Full MEP rework with mechanical drawings by REED Consulting Engineers. Linear supply and return vents throughout. Full electrical and switching update, new AV system, and relocated plumbing to suit the new layout.
Cabinetry, millwork & styling
Custom cabinetry drawings led in-house, fabricated locally by KW Woodworking. FF&E sourcing, procurement, delivery, and installation handled end-to-end by the KEMPA team.
What you’ve just seen is the finished design. What follows is what we started with: the second floor taken back to the structure, roof trusses exposed, walls demolished, MEP fully reworked, and oceanfront openings reframed. The photographs below were taken mid-renovation.
