Full residential transformation · Grand Cayman
A complete reconfiguration of a 4,142 square-foot penthouse. Five bedrooms reimagined into a home built entirely around how the client actually lives.
This top-floor residence occupies the South Tower at one of Seven Mile Beach’s most established addresses. 4,142 square feet, originally laid out as five bedrooms and four and a half bathrooms. The client’s brief wasn’t a refresh. It was a full transformation: reconfigure the layout entirely to fit a life that needed a private office with boardroom capacity, a genuinely expanded primary suite, and a home that felt considered down to the acoustics.
KEMPA Design led the project end to end. Full flooring, doors, trim, and window treatments throughout, new fixtures and finishes in every room, and a completely new furniture scheme. Three existing bedrooms were combined into a single, generous primary suite. The original primary bedroom became a private office with its own relocated entrance, a desk positioned for the Seven Mile view, and boardroom seating for up to six.
Soundproofing was treated as a first-class requirement throughout, between floors and ceilings, and specifically within the office to keep video calls private and echo-free. Every functional space, from the laundry and mechanical closets to the guest suite, was reworked to disappear into the architecture rather than announce itself.

“This wasn’t about refreshing five bedrooms. It was about asking what this client’s life actually needed, and rebuilding the plan from there, right down to the soundproofing.”
01
Arrival & living
An entry designed to be a genuine feature, opening onto a double-height living, dining, and kitchen space anchored by a sculptural chandelier.
The brief was clear: the entry needed to feel like more than a transition space. Fluted panelled walls, a considered art placement, and a sculptural console at the end of the run turn what could have been an ordinary hallway into a genuine architectural sequence, setting the tone before the main living space even comes into view.
Rather than concealing the volume above the living area, the design leans into it, a circular sculptural chandelier drops from the double-height ceiling as the room’s centrepiece, with a soft grey-blue palette, curved lounge chairs, and a considered mix of open shelving on the mezzanine above.
A round dining table sits at the base of the same volume, giving the whole space a genuine sense of scale without losing its warmth.
02
Kitchen & banquette
A fully redesigned kitchen built around the existing appliances, with a curved marble-backed banquette taking the place of a conventional dining table.
The kitchen cabinetry was fully redesigned to work with the client’s existing appliances, and the standalone dining table was replaced with a curved banquette built directly off the island, a detail inspired by another KEMPA Design project and adapted specifically for this space. Book-matched marble runs the full height of the banquette base, with a soft grey bouclé upholstery that keeps the seating comfortable for long meals.
The round oak table pulls the eye toward the room’s centre, with a sculptural multi-arm pendant fixture suspended above, a considered counterpoint to the cabinetry’s clean, high-gloss white lines.
03
The primary suite, nook & office
Three existing bedrooms combined into one generous suite, a quiet reading nook off the living space, and a former bedroom rebuilt into a fully functioning private office.
Three of the original bedrooms were combined to form the new primary suite, with the main sleeping area located in what was previously the third bedroom, the only one with direct balcony access. One of the existing bathrooms was converted into a full primary bathroom with double vanities and a large walk-in shower, and a generous walk-in closet was carved from the remaining floor plan.
A sitting area with a reading chair and ottoman gives the suite a genuine second zone, somewhere to sit with a book that isn’t the bed.
The new primary bathroom carries the same book-matched marble language established in the kitchen, a fully glazed walk-in shower with a rain head, dual vanities, and integrated lighting that keeps the space feeling calm rather than clinical.
A fully upholstered banquette nook sits beside the main living space, channel-tufted, softly lit by a cluster of low pendants, and deliberately intimate rather than a full extra room.
Nearby, the client’s original primary bedroom was rebuilt into the home’s most functionally ambitious space: a private office with a relocated entrance for privacy, a desk facing the Seven Mile view, boardroom seating for six, video-call-ready AV, and dedicated sound dampening throughout.
04
The terrace
Uninterrupted ocean views, an upgraded privacy screen, and an outdoor dining and lounge setup built for daily use.
The client’s brief flagged visibility as a genuine concern, the existing privacy screen was too low, and neighbouring units had a clear sightline onto the terrace.
The screen was raised and extended to the railing, resolving the issue completely while preserving the full ocean panorama. An air-cooling system was added to keep the space usable through the warmest parts of the day.
A full outdoor dining and lounge setup, a sofa in weatherproof white upholstery, a striped bolster cushion scheme, and a matching dining suite, makes the terrace a genuine extension of the living space rather than an afterthought.
What this project actually involved.
Layout reconfiguration
Complete re-space planning of the unit, guided by a detailed client questionnaire. Three existing bedrooms combined into a single primary suite; the original primary bedroom converted into a private office with a relocated entrance.
General finishes
New flooring, doors, door hardware and trim, paint and wall treatments, and window treatments throughout the entire residence. Soundproofing added wherever possible, with particular attention to floors, ceilings, and the new private office.
Kitchen & entry
Full kitchen cabinetry redesign around the client’s existing appliances, with a curved marble-backed banquette added off the island. Entry redesigned as a genuine architectural feature rather than a functional pass-through.
Primary suite
Bedroom reconfiguration into one generous primary suite with a dedicated sitting area. Bathroom converted to include double vanities and a large walk-in shower. Generously sized walk-in closet added within the reworked footprint.
Private office
Former primary bedroom converted into a fully functioning office. Relocated entrance for privacy, desk positioned toward the Seven Mile view, boardroom seating for six, large TV with video-call capability, and dedicated sound dampening.
Guest suite, hallway & terrace
Guest bedroom paired with a converted Jack-and-Jill ensuite. Existing hallway storage, laundry, and mechanical spaces concealed behind a considered series of doors. Terrace privacy screen raised and extended, with a new air-cooling system and full outdoor furniture scheme.
